What this room has to solve
Water does not go where it should
Falls towards the drain, a properly formed shower threshold and a waterproofing membrane taken up the wall are what keep the rest of the flat dry. Tile choice cannot compensate for any of it.
Storage that gets wet
Open shelving in a wet zone stays damp. Storage belongs in the dry zone, and a mirror unit or under-counter drawer earns its place far more than a niche full of bottles nobody empties.
Ventilation is undersized or absent
In a humid city a bathroom without real extraction grows mould behind the fittings within a year. Exhaust capacity, a run to a shaft or window, and a door undercut for makeup air are all part of the design.

- Slip rating matters more than pattern on a wet floor. Epoxy grout in the shower zone costs more, does not stain and does not need redoing in three years.
- Waterproofing
- A membrane system taken up the shower wall to a real height, with corners and penetrations detailed. This is the one line in the estimate never worth cutting.
- Fittings
- Chosen against your actual water pressure. A rain shower on a low-pressure line is a disappointment that no amount of finish quality fixes.

In more detail
The parts you never see
Roughly half a bathroom budget goes into things that are invisible the day it is finished: waterproofing, falls, pipe routing, the concealed cistern frame, the extraction duct. That half decides whether the room is still sound in five years. We specify it in writing and check it on site before anything is tiled, because after tiling it cannot be inspected without breaking something.
Zoning a small bathroom
Most flats give you a single small room that has to be shower, WC and basin. The usable version separates wet from dry: shower behind a screen with its own fall, WC and basin outside it, and storage kept entirely in the dry zone. A glass screen instead of a curtain, and a threshold that actually holds water back, are what make a compact bathroom feel like a good one.
Planning for later
Blocking behind the wall for a future grab rail, a shower zone with no step, and a door that opens outward all cost very little at the time and are difficult afterwards. If anyone in the household is likely to need them within a decade, they are worth putting in now.
